There’s a HUGE problem in the commercial real estate business that nobody is talking about - DUE DILIGENCE. Investors are leaving big money on the table by not learning these essential principles. Most investors, real estate brokers, and commercial real estate professionals barely scratch the surface conducting their due diligence. Mainly because "they don't know what they don't know". I’ve spent more than 30 years helping investors buy and sell more than 9 million square feet of properties and witnessed the practices of professional and small investors. It wasn’t until I became an acquisition executive and learned some humiliating and expensive lessons that “I didn’t know what I didn’t know”. This is a number one best seller in commercial real estate books on Amazon. It is an easy-to-follow, proven step-by-step system that investors and real estate professionals use regularly as they’re conducting due diligence. It will help you make informed, intelligent decisions when deciding whether to buy or NOT to buy. Adhering to a proven system allows you to conduct due diligence faster, easier, more efficiently, and you’re less likely to miss something. Here are just a few of the lessons you’ll learn: Negotiating the purchase and sale agreement and what you MUST include in order to maximize your opportunities to negotiate further with the seller. (Super important to know.) Reviewing the leases. Not knowing what provisions to watch for could cost you dearly once you own it. (Don't leave it all to chance to work out!) Uncovering hidden problems and issues. (Sellers will NOT disclose these, so you need to know where to look for them. They will not hand you a list of problems about the property.)

This classic is still making its mark over 80 years since its debut. Create another revenue stream from your current client base and attract new clients by helping them with their commercial real estate needs. The biggest trend in the commercial real estate brokerage business in the past decade is the number of residential agents involved with commercial transactions. It used to be very rare for residential agents to participate in a commercial lease or sale, but today, it is more common and acceptable to consumers and the commercial real estate industry. This is due to several factors: more internet resources available for residential agents to learn about commercial transactions; more digital platforms for residential agents to advertise their properties for sale or lease; and more flexible residential brokerage companies. If you have ever thought of getting involved with commercial transactions but were hesitant because it seemed too difficult, this audiobook will dispel those self-imposed limitations and put you on the fast track to earning more with commercial transactions.

The history of Ethiopia could also be called the history of humanity. The question is not if this history is well documented, but why it is not thought widely in schools. The time necessary to study the tomes that refer to the Nubians as the forebearers of our civilization is enormous. The world owes Ethiopia for its history, astronomy, agriculture and all the other sciences, and John G. Jackson gave ample references to validate this claim. Ethiopia’s history is incredible and a treasure to the world and it is a shame that it has been distorted by the persistent Eurocentrism.

The definitive text of this American classic - reissued with an introduction by Edward Albee (Who's Afraid of Virginia Woolf? and A Delicate Balance) and Williams' essay "Person-to-Person". Cat on a Hot Tin Roof first heated up Broadway in 1955 with its Gothic American story of brothers vying for their dying father's inheritance amid a whirlwind of sexuality, untethered in the person of Maggie the cat. The play also daringly showcased the burden of sexuality repressed in the agony of her husband, Brick Pollitt. In spite of the public controversy Cat stirred up, it was awarded the Pulitzer Prize and the Drama Critics Circle Award for that year. Williams, as he so often did with his plays, rewrote Cat on a Hot Tin Roof for many years - the present version was originally produced at the American Shakespeare Festival in 1974 with all the changes that made Williams finally declare the text to be definitive, and it was most recently produced on Broadway in the 2003-04 season. This definitive edition also includes Williams' essay "Person-to-Person", Williams' notes on the various endings, and a short chronology of the author's life. One of America's greatest living playwrights, as well as a friend and colleague of Williams, Edward Albee has written a concise introduction to the play from a playwright's perspective, examining the candor, sensuality, power, and impact of Cat on a Hot Tin Roof then and now.

US psychologist Abraham Maslow’s A Theory of Human Motivation is a classic of psychological research that helped change the field for good. Like many field-changing thinkers, Maslow was not just a talented researcher, he was also a creative thinker - able to see things from a new perspective and show them in a different light. He studied what he called exemplary people such as Albert Einstein, Jane Addams, Eleanor Roosevelt, and Frederick Douglass rather than mentally ill or neurotic people. Maslow generated new ideas, forging what he called "positive" or "humanistic psychology". His argument was that humans are psychologically motivated by a series of hierarchical needs, starting with the most essential first. His theories parallel many other theories of human developmental psychology, some of which focus on describing the stages of growth in humans.
